
The first collection of resident amenities at The Draper in Colindale is now open, expanding the build-to-rent community with spaces designed for work, wellness, and socializing. The project, led by Way of Life, introduces a co-working lounge, a 2,841 sq ft gym, a landscaped roof terrace, and a neighborhood coffee shop operated by Dear Coco.
The Draper is located in North West London’s Beaufort Park and already offers 370 studio to three-bedroom rental homes. Residents gain exclusive access to the new amenities while retaining use of the estate’s existing facilities, including a swimming pool, spa, and landscaped park.
Aaron David Clarke, founder of Barcelona-based studio ADC & Tuneu, described the design as an extension of residents’ homes. His team avoided isolating each function, instead creating a connected flow with shared materials, textures, and warmth to support daily routines.

The co-working space, accessible from the coffee shop, rejects traditional office aesthetics. Concrete pillars and an exposed ceiling contrast with amber, blue, and brown tones, layered textures, and dark wood cabinetry. The area holds a 60-person capacity with vintage sofas, banquette seating, and three soundproofed booths featuring woven palm fiber and timber doors. A small kitchenette, made from veneered burl wood, reinforces the residential feel.
Styling details reference the site’s aviation history, with nods to Hendon Aerodrome and the nearby RAF Museum. Model planes, a balloon sculpture, and a replica aviator’s compass add subtle character.
The gym is the largest Way of Life has delivered so far. It includes over 40 Technogym machines for strength and cardio workouts. Natural light fills the room, softened by full-length sheers and curtains, while brown rubber flooring and timber panelling replace typical industrial finishes.

Dear Coco, known for operating the world’s most followed coffee truck on Instagram, runs the on-site shop. Founded by Ant Duckworth, the brand brings Aussie-inspired specialty coffee, bakes, and seasonal focaccia sandwiches to residents and the local community. Dark wood panelling, aubergine banquettes, and terracotta tones create an intimate setting, with tiled surfaces extending to a sunlit terrace.
Duckworth, named Coffee Influencer of the Year at the London Coffee Festival Awards, stated the shop aims to bring people together over great coffee.
Three short-stay apartments are available for residents to book for guests or staycations. Each suite, designed by Studio Iro or ADC & Tuneu, reflects the building’s wider aesthetic, and guests receive full access to the amenities.

Sowgol Zarinchang, Managing Director at Way of Life, framed the project as a long-term lifestyle choice. The combination of designed homes, shared spaces, and community focus makes renting feel stable and stylish.
